When you are looking at a nice house it is very easy to get distracted by things like fancy marble floors, nice kitchens and great views from the terrace. In a market where many people are trying to sell their houses these things are meant to make you like the house away.
People who invest in real estate know that what really matters is if the house is built well and if you can sell it easily later. If you do not check these things when you are buying the house you might end up with a house that you cannot sell when you want to.
Before you spend your money make sure you check for these three things that can make a nice house not worth much when you try to sell it.

1. Narrow Road Access Traps
A house can look amazing but if the road to get to it is too narrow it is not as valuable. If the road is than 12 to 14 feet wide it is hard to sell the house for a good price.
The truth is, rich people like to drive cars and they want to be able to get to their houses easily. If two cars cannot pass each other on the road. If it is hard to turn into the garage many people will not want to buy the house.
The rule is: choose a house with a wide road over a house with a little more space inside but a narrow road.
2. The Multi Floor Weight Risk
Some people add floors or heavy structures to their houses without checking if it is safe. This can be very bad for the house.
If a house was only meant to have three floors adding a floor or a heavy rooftop can cause big problems. Smart buyers will want to see the plans for the house and the permits to make sure everything is safe. If something is wrong it can be very hard to sell the house because banks will not want to give a loan for it.
3. Sub surface Dampness and Poor Drainage
Having a basement can be great but if the person who built the house did not do a good job of keeping water out it can be a big problem.
If water gets into the basement it can cause a lot of damage. Create mold. This can be very expensive to fix.
When you are looking at a house make sure to check the basement for any signs of water damage or mold. If you see anything it is best to walk
Luxury real estate should be an investment, not a problem. When you are looking at a house do not just look at how it looks check the things, like the road, the papers and the engineering. If any of these things are not good the house is not worth much as you think.
